Last week, Alesha and Beatrice met Emrys, who showed them around his properties, including several in ‘Emrys Empires’, an apartment block in New Harbour city centre. They decided that they wanted to rent ‘Glas House’, a two-bedroom, two-bathroom flat in ‘Emrys Empires’. Emrys provided two copies of the following document, requesting that they sign the documents separately. ‘This licence agreement is between Emrys (the licensor) and ………..(insert name here)(the licensee). The licence agreement is for a duration of 1 year The licence fee is £350 per month per licensee The Licensor retains the right to introduce another licensee of their choice, although the licensee in possession will be consulted prior to a new licensee moving in. The Licensor retains a set of keys and reserves the right to access Glas House in cases of emergency. The Licensor reserves the right to cross the communal garden to access a private garage. This licence agreement can be terminated by either party giving one week’s notice. The licensor will provide weekly cleaning of the common areas of ‘Emrys Empires’ – to include placing out communal bins for collection and hoovering stairs. Nothing in this Agreement grants the licensees exclusive possession.’ Beatrice is concerned that they may have a stranger move into the flat, whereas Alesha is reassured when Emrys tells them that he is unlikely to introduce anyone as he reserves the right in order for his cousin, Franci, to have somewhere to stay when they are not performing in a dance troupe on a cruise ship. Emrys tells Alesha that Franci is currently working on a cruise ship in the Mediterranean Sea and does not expect to hear from them for several months. Yesterday at a local cafe, Alesha and Beatrice were discussing whether to rent Glas House. Carlos overheard their conversation and told them that he had heard rumours that Emrys was in financial trouble and that Emrys would have to sell some of his properties to pay off his debts.
